Step 1: The Valuation
The aim is to sell your property in the shortest time possible for the maximum price achievable depending upon market conditions at the time.
Bowes Mitchell Estate Agents will ensure that we recommend an initial asking price for marketing purposes to help realise your expectations based on our vast experience and knowledge of the marketplace similar to yours. We won’t give you an inflated price just to win your instruction and raise your expectations to unrealistic levels.
Step 2: First Impression
We always recommend that our customers follow the adage “You never get a second chance to make a first impression”
Finish those little jobs and decorate if necessary. We always advise that gardens and external areas are presentable.
“Kerb appeal” is very important as potential buyers will enter a property positively should they like the approach.
We have experienced customers failing to keep appointments as they didn’t like the exterior and didn’t even stop their car
Step 3: Instruct Bowes Mitchell
Choose which one of our packages best suits your needs.
We will arrange to take details, write an appealing description, design a floor plan, take high quality photographs and if need be arrange an Energy Performance Certificate
Step 4: How Much Can I Borrow to Purchase Our New Home?
You should obtain this information before viewings other properties so that you’re aware of your new expenditure. Whilst we can provide this information to you, only you can decide if you can afford the repayments. Why not make an appointment to call in and collect these figures?
Step 5: Marketing: it’s time to go on-line!
Once you have approved your property advert, it will be uploaded to the portals Rightmove and On The Market. We can upload your property onto the internet once you have approved our marketing material.
Step 6: Viewings
Applicants are qualified prior to viewings being arranged, subject to your approval. Unaccompanied viewings are undertaken by members of the team.
Step 7: Offers
Before an offer is made we take all reasonable steps to financially qualify the purchaser to ensure they are in a position to proceed. Once we have negotiated an acceptable offer on your behalf as members of The Property Ombudsman’s Scheme you have peace of mind that we then have to follow their Code of Practice.
Step 8: Conveyancing
We have negotiated discounts for our clients. Why not ask us for a quote or see the attached
Step 9: The Finish Line
Completion is when your legal representative informs you that the money for your sale has been received, transfer of Title has occurred and that the property belongs to your buyer. We are also informed to release the keys to your buyer.
Step 10: Move!
Congratulations and Good Luck in your new home.
